You have called the city or county building department in your area to find out what is required from them in the way of building permits. If you are watching them tear into a wall and the picture on the other side is about to fall off. Don't bother them. Of course stop them and remove the picture. We all make mistakes. If you see something isn't working out, talk to your contractor about it.

Don't be afraid of your contractor. If you see that what you had in mind isn't working out to your satisfaction. Explain the problem calmly and be to the point. I don't like it when someone beats around the bush and I never get to the problem. I would rather have them yelling at me, telling me what a jerk I am than taking two hours to make a point I have to drag out of them anyway.

If you do come to a problem that neither one of you can solve or you think the other one is at fault for whatever reason. You can contact the Department of Consumer Affairs and explain your situation to them. There is a good chance if you need a arbitrator they will set up a time and day for you and your contractor to meet. The arbitrator will come to a final decision for the both of you and that will be final. Of course their is always the Supreme Court... Well we don't want to go that far do we.

Most of the time if you have everything in writing in the form of a contract you shouldn't have any problems. If you do there is a great chance they will be able to be resolved quickly.
Doing major remodeling to your home can be extremely stressful at some points. Listen to your contractor when he is giving you advice on how to deal with the stress. He is a good source of wisdom especially if he had been doing it for years.

Resolving home remodeling anxiety will be a little more difficult during the construction process. It is very important to think the remodeling project through all the way to the end if you can. Try to think about worst case scenarios and figure out the best possible solutions before they happen.

Repairing a Frozen Pipe

In just a matter of a months winter will be upon us. Besides bundling up from the cold and shoveling snow, homeowners sometimes have to deal with the additional task of fixing frozen pipes.

Prevention is the Best Medicine

The best way to deal with frozen pipes is to prevent them in the first place. If you have the luxury of participating and/or overseeing the building of your home, make sure the plumber does not run any plumbing supply lines in the outside walls of the home. Even if he indicates he will wrap them in insulation, do not accept this compromise. I have seen even insulated pipes in outside walls freeze.

If, however, you have an existing home and there are plumbing supply lines running on the outside walls that you have access to, then insulate these pipes with pipe insulation. It is better than nothing.

How to Fix a Frozen Pipe

If in the event you do find yourself with a frozen pipe, then I recommend the following:

Close the supply line valve and open the faucet at the end of the pipe.

Examine the entire length of pipe looking for cracks, breaks or holes, particularly focusing on the suspect cold areas, e.g. crawl spaces and outside walls.

Thaw Out the Damaged Pipe

Once the crack, break or hole has been identified, use a hair dryer to heat up the surrounding pipe area to get the water flowing again through the pipe. Check the faucet regularly to see when the water begins to flow again. Once the water begins to flow it is time to move on to the repairing phase.

Note: The amount of water flowing out of the faucet will be limited as the supply line valve was shut off.

Repairing the Damage Supply Line

Once the damaged pipe area has been thawed out, using a hack saw or pipe cutter, remove a section of pipe that includes the broken section.

Replace this section of pipe. Use a propane torch, solder and flux to sweat the new joints.

If you are not comfortable cutting and replacing the damaged pipe, pending the size of the crack or break you could simply wrap duct tape or electrical tape around the affected area for a temporary fix. However, a plumber should be brought in as soon as possible to fix the leak permanently.

Once the pipe has been repaired, turn the supply line valve back on, run the faucet and check the repaired site for any leaks.

Finally, apply some pipe insulation and/or electrical pipe-heating wire around the repaired area to prevent the problem from occurring again.

Fire Damaged Indoor Air Quality

During a fire damage heat, smoke, and the depletion of oxygen interact, exerting themselves as serious hazards. PM can be organic (carbon based matter like baseboards and door and window components) or inorganic (such as fiberglass and asbestos).

Some of the gases associated with fire and smoke damage are carbon dioxide, carbon monoxide, nitrogen oxides, sulfuric oxides, and Polycyclic Aromatic Hydrocarbons (PAHs). Many of these gases can be colorless and odorless; thereby, unnoticed during the fire and smoke damage, its cleaning, or reoccupation.

"Bioaerosols" is a term used to describe airborne PM that are living or originate from living organisms including microbes, fragments, toxins, and particulate waste products. Bioaerosols are very small and range from one micrometer (0.00004") to one hundred micrometers (0.004"). Bioaerosols are easily manipulated, transported by air currents, insects and moisture.

Health consequences vary with the size, mass, concentration and other contaminants which interact with one another. The Environmental Protection Agency (EPA) has found that respirable particles at concentrations of 250 to 350 micrograms per meter increase respiratory symptoms in compromised individuals. What this means for you is that when faced with a fire damage it is important to make sure qualified people are contacted to identify and remedy any potential pollution hazards in your home or office.

"Where can you find a qualified fire-damage restoration technician to clean and repair your home?" I'm only familiar with one organization that trains, evaluates, and certifies cleaning and restoration technicians in this area. While there may be more, the Institute of Inspection, Cleaning, and Restoration Certification is the one I am familiar with. For inspection most especially concerning the indoor air quality look for a Council-certified Indoor Environmental Consultant or Council-certified Indoor Environmentalist either at the Indoor Air Quality Association's website or the American Indoor Air Quality Council's website.

As with any damaged environment understanding the condition of that environment is key to providing for the health and safety of occupants as well as restoring the structure to its safe and sound structural integrity and normal ecology. Sometimes the damage goes beyond what you can see. Sometimes cleaning isn't enough. In those cases or in cases where you and/or your doctor suspect a pollutant that may be triggering symptoms in you or another occupant, contacting a Council-certified Indoor Environmental Consultant (CIEC) can help you and your doctor make decisions on treatment based on our inspection, testing, and analytical report. Most can also help write a scope of work that will reduce and/or eliminate the pollutant(s). Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

Fixing Your Leaking Toilet

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.

Moreover, the thermostat should be fixed around 115 degrees Fahrenheit so it doesn't burn your baby's skin. You should further test it on your own hands first to be safe.

Another area which parents usually ignore is the faucets around the bath tub. It's pretty easy for your kid to hit them while playing in water. So buy a spout cover for them while you do other shopping for your renovation. If you have got curtains around your shower, don't use long tiebacks that can cause strangulation. And forget walk-in-showers if you are really conscious about your kid's safety. Their glass doors are too much of a risk and can break quite easily, inflicting serious injuries to your child.

Though it might not be common, there's always the chance that your small toddler can fall into the toilet, which is unhygienic at the very least and can even cause drowning. As a solution, you can buy a latch to keep the toilet lid shut. If you place a stool where your kids can stand to brush their teeth and wash their face, make certain that the bottom of the stool is rough, strong and stable.

A typical toilet has many small products that can be pretty harmful for your child, like razors, chemicals, plungers, etc. Have a small closet where you can keep these out of the reach of your children, and make sure you always keep them locked. And take care of naked sockets and electrical outlets using safety plugs and other appropriate measures.

Although it's nearly impossible to make your bathroom 100% safe for kids and adults, taking the above mentioned measures can reduce the chances of a good number of hazards.

Attic Odors and Strange Smells

If you've ever opened up your attic access hole, only to find one of the worst odors you have ever smelled in your whole life, I've been there too. What causes these horrible smells and what can you do about them?

Let's start with the cause of these smells, moisture, dirt, mold, mildew, dead animals, animals that make their home in your attic and the biggest problem of all is normally poor ventilation.

Poor ventilation is the biggest problem with musty smells in the attic. These smells are often caused from moisture accumulating in the building materials over time. If there is enough moisture in the attic, the wood will start to rot but this wouldn't be a normal situation, unless there was a roof or water leak.

Roof leaks can cause a constant supply of water to one part of the attic. This constant supply of water will eventually rot the wood and damage the ceiling. Water leaks from pipes can provide a steady supply of water and the situation can attracts termites and mold. Not a good thing.

One of the worst possible smells or odors in your attic would be a dead animal. Volatile Organic Compounds - Home Advice

What are VOC's?
VOC's are harmful to everyone, not just children - and they can be extremely damaging to the environment. So, what are these VOC's? Volatile Organic Compounds are generated from cleaning fluids, paints, building materials, furnishings, carpets and tobacco smoke. It may be hard to believe, but there are up to 300 VOC's just within our indoor atmosphere. In actual fact, the air we breathe is riddled with air bourne contaminants. Most of us spend a large percentage of time indoors, and any doctor will tell you that good air quality is vital for our health.

VOC's And Paint
Paint, unfortunately, is one of the top contributors of this kind of indoor air pollution, and it's prudent to note that some paints can actually give off fumes for up to five years after their application!

In a study in the USA, the EPA found concentrations of VOC's in indoor air to be 2-5 times greater than in outdoor air. Incredibly, during certain activities, indoor levels of VOC's may reach 1,000 times that of outdoor air! The EPA also identified VOC's as carcinogenic, and highlighted the associated health risks which include lung diseases such as asthma, bronchitis and emphysema. Similarly, an Australian study into the effects on asthmatics of exposure to a conventional water-based paint and a VOC free paint, concluded that Zero VOC paint appeared to be less likely to cause a worsening of respiratory symptoms than conventional acrylic paint, and that some asthmatics would derive a useful symptomatic benefit from using Zero VOC paint. Higher exposure to VOC's from paint (for example, among artists and professional painters) has been known to lead to permanent respiratory, nervous system, liver or kidney damage.

Of real concern are the short-lived bursts of very high exposure, such as those experienced while painting or using solvents.

Ingredients and Additives in Paint
Many paint companies now designate certain paints as being "low VOC" or "low odour" (which should NOT be confused with non-toxicity!). Although low VOC paints are certainly a lot safer than conventional paints, they still contain harmful chemicals that can irritate the eyes, nose, throat, skin and lungs. And it's important to note thar "Low Odour" is not the same as "Low VOC" because fumes from VOC can be masked by other chemicals! Even ZERO VOC might not necessarily be non-toxic due to other toxic ingredients being present such as Ammonia, Phthalates, Heavy Metals, Toluene and Glcol Esters! Ammonia can cause respiratory problems and eye irritation. Toluene is a common solvent in paints and it can damage the heart, kidneys & nervous system when inhaled. It's also known as Methyl Benzene. Phthalates are toxic to the eyes and skin, heavy metals like Cobalt and Cadmium can damage the kidneys an liver, as can Glycol Esters.

When you consider that many paints contain binders, pigments, fillers, extenders, thickeners and additives, it becomes clear just how many potentially damaging elements can be in your paint.

There have been many recent product recalls as a result of high levels of lead and chemical compounds.

VOC Labelling System
Although the impact of interior paints on atmospheric pollution is relatively small, most manufacturers are now of the mind that the amount of VOC's should be reduced and consumers given the choice of using lower VOC containing products. B&Q notably introduced a labelling system in 1996, which shows the VOC content of each paint product. Minimal -(Zero - 0.29%). Low (0.30 - 7.99%), Medium (8-24.99%), High (25-50%) and Very High (More than 50%). Between 1996 and 2005 the average VOC of paint sold in B&Q has reduced from 191g/l to 97g/l.

Zero VOC, Non-Toxic, Non-Solvent paints are often more expensive than conventional paint, but using products in your home that are safe for your children and kind to the environment is worth the additional cost.

The shrinkage process causes stress forces to develop in the concrete and to relieve the pressure, it cracks. This is okay because a concrete foundation has steel reinforcing bars inside that maintain the strength of the foundation wall. It is common to see cracks develop in the middle of a long wall, under a window or where the foundation steps down.

You will notice that the cracks are usually wider at the top of the foundation and get narrower as you go down the wall. Again, this is normal. You should rarely see the reverse and if so, it may be signs of structural problems with the foundation.

Water Penetration into a Foundation Crack

Water can enter a foundation crack from two directions, from the top of the crack or horizontally from the sides. If a foundation crack occurs at the corner of a basement window, it is possible for rainwater to enter the crack from the top where the window sits back from the edge of the foundation. The water will run down the inside the foundation wall and be forced out to the interior surface somewhere below where the crack gets narrower.

Also, improper grading can cause water to enter from the top. Low spots in the yard or sloping towards the house will cause water to enter at the top. A home with improper grading can cause rainwater to pool against the foundation and enter the crack.

Another way for water to enter a crack is horizontally below the ground (called below grade.) As it rains, the rainwater saturates the soil around a foundation and water enters the foundation crack. Again, the water enters the crack and begins running down inside of it until the crack narrows and is forced out to the interior of the basement. The homeowner will then see water seeping down the wall and onto the basement floor.

Repairing the Foundation Crack Leak

There are several ways to stop the water from entering a foundation crack and leaking into the basement. The first and most expensive way is to excavate along the foundation wall and exposing it. A contractor can then apply one of several different waterproofing membranes to the foundation wall.

This is the most expensive repair process since a large machine must be employed to excavate the foundation wall. It is not a feasible solution for most homeowners because of the time and expense of the repair. A typical repair process may take 2-3 days, depending on how much must be excavated. The excavation requires a large area around the home to place the removed soil. And any landscaping around the home must be removed.

Interior repairs are much more common and feasible for a homeowner. They can be done quickly and for little expense. A traditional interior repair entails a contractor chiseling out a vee-notch approximately 6" wide on the interior surface of the foundation wall and 4" deep. This notch narrows as it is made to about 1" in width at the back of the notch. The vee-notch is made the entire height of the foundation wall.

Once the notch is made, the contractor will then fill the crack with hydraulic cement. This cement actually expands a tiny amount and bonds to the existing foundation walls. The disadvantage to a vee-notch repair is that water can still penetrate halfway into the crack; that is the other 4" of foundation wall width.

As the water evaporates out and into the basement, it leaves behind salts that were dissolved in the water. These salts build up along the bond between the hydraulic cement and the foundation wall. Eventually these salts will cause the bond between the cement and wall to fail and allow water to enter again.

Also groundwater exerts a horizontal force called hydrostatic pressure. This pressure can be transferred directly to the cement in the crack and cause it be forced out of the vee-notch.

Crack Injection Foundation Repair

A better solution is to perform a urethane foam injection. For over 15 years urethanes have been used to stop water from leaking into a basement. The repair is performed by a technician inside the basement. The urethane enters the crack as a two part liquid that is mixed by a static mixer as it enters the crack.

The liquid urethane fills the crack completely, from front to back and bottom to top. When the urethane encounters water that is already in the crack or placed there by the technician, it begins to foam. This foaming process greatly increases the volume of the urethane and it fills the crack.

Since the crack is completely filled, no water can enter the foundation crack. So there is no problem of the dissolved salts breaking the bond of the urethane to the concrete foundation. Also the hydrostatic pressure can't force the urethane out because its bonding strength is much higher than hydraulic cement.

A typical repair can be done in one hour per crack.

A Dry Basement

With the foundation crack filled, the basement area will be dry and free of water. The outside landscaping is not disturbed and for little expense the basement becomes a usable area. Now the homeowner can safely install drywall, carpeting and furniture.

You can install a tub surround kit over your regular walls, whether they be tile or any other hard, solid material. Typically, you want to consider bathtub surround installation if the current walls of your bath area are dated or unattractive.

Generally, you'll need a small screwdriver, pencil, pocket knife, tape measure, level, and a jig saw. You'll also want to make sure that you have an installation kit, adhesive with the proper applicator, coarse sandpaper, and caulk.

When using a tub surround installation kit, each will have their own directions specific to that product kit. You want to make sure that your read the directions carefully and thoroughly.

You'll want to following the following general directions when installing your tub surround.

First, you'll want to remove the spout, faucet handles, and all accessories from around the bath tub, and set them aside.

You'll want to go ahead and repair the damaged areas on the current walls that surround the tub, and if you will be installing over ceramic tile, you'll want to use the coarse sandpaper to enhance the grip abilities of the adhesive.

Clean the area between the tub and the wall, and re-caulk if you need to.

Next, you'll want to mark the bathtub surround installation area, including the location of the faucet, spout, and whatever else will stick out of the wall; cut out the areas on the template and use them to mark the location on the tub surround panels and use the jig saw to cut out the holes.

You'll want to next hold the panels in place according to the manufacturers instructions and mark the location of the top and sides on the wall so that you can make sure that the panels will be level.

Next, apply the adhesive according the the manufacturer's directions, paying close attention to the time you should expose the glue before affixing the panels because if you don't allow enough time, the adhesive will not bond properly.

Once you attach the panels to the wall, according to the manufacturer's instructions, you'll want to let the tub adhesive dry properly before turning on the water. Go ahead and replace the faucet, spout, and other accessories at this time.

Lastly, you'll want to seal all the joints with caulk and letting that dry before turning on the water to the tub.

Is Money a Big Part of Organized Religion?

Where do you think most modern day religious organizations would be without money? Is money really a big part of modern day organized religion or is that something in the past. Why do certain scriptures require their believers to donate a portion of their earnings?

Does this money improve the lives of religious believers? I'm asking these questions because most people won't. Most people don't even no where the money they earn is going. If you donate money to a religious organization and they choose to hire someone to install stained glass windows throughout the sanctuary, is this really going to help the congregation. Is this a want or a need?

When does a religious group become too powerful for its own good. Do you think the Catholic religion, which at the time of me writing this article, is the largest organized religion in the world, by itself, is very powerful or driven by finances. This organization has seeked wealth and power for centuries, creating an establishment that has its hands in everything all over the world.

Is it fair to have religious leaders living a life of luxury, while some of their followers suffer and go without food or shelter. Should some of this money go towards the aid of others who choose not to believe in the religious culture of their patrons?

Why do some people give money to their religious organization, even though they can barely survive. Are these people driven to contribute money because someone makes them feel guilty? Some of these people give money and time, even at the expense of their own family. It's just not fair, when I see people who are barely scraping by but give faithfully to an organization that promises them a better life after they die.

Your rewards for living a good life on Earth will be received after you die and are allowed to enter the kingdom of heaven. Does anyone have any proof of this? If you choose to base your life entirely on faith instead of seeking knowledge and wisdom, or even questioning your religious doctrine, you're not doing yourself any favors.

Money plays a big part in organized religion and honestly does a lot of good throughout the world. Christianity has had a large impact on the United States of America but only time will tell if it was a good thing or not.

If you have extra money and desire to give it to a religious organization of your choice, feel free, but if you're giving 10% of the money you've earned and really can't afford to, I wish you would take the time to research what your church actually spends it's money on. If your church is building another church in Mexico but you don't have enough money for food, clothes or other necessities, I would suggest that you let other people donate their extra money instead.

It might not be mentioned anywhere in your religion, but I'm sure your God or the ultimate Almighty power of the universe you believe in, does not want anyone to suffer or go without, because your religious organization chooses to make you feel guilty if you do not contribute a certain amount of money, for whatever reasons they can possibly come up with.

If everyone that believes in this interpretation has the keys to the kingdom of heaven, wouldn't Jesus be suggesting a life kind of like Mother Teresa but without any money. She wouldn't be allowed to ask any wealthy people for money, let alone use it if she acquired it somehow.

Have you ever ask yourself is there any Hope in Religion .

Would it be safe to a sound that by asking for money from a wealthy person would mean I would not be going to happen. Does it say anything in the Bible about using money from a wealthy person for great earthly deeds and you get to go to heaven but he does not. If this is starting to sound a little confusing, welcome to my world. There are very few people that follow organized religion, that even ask these questions, let alone seek the answers and find the truth and keeping an open mind to future information that possibly could change the old answer that they accepted as a truth but now realize, the possibility that the old information could be wrong.

If you were a religious leader and could not answer some of the major questions that you yourself had, would you continue living a life of confusion or seek relentlessly to find the answers until you are satisfied. Knowing that if you were satisfied with the answers to your questions and now your religious beliefs have changed considerably, would you retire or quit working with the religious organization you were involved with.

This is one of the biggest obstacles for most people that seem to get comfortable in their religious environments. If the interpretations of a you Bible verses are incorrect and can be proven, either scientifically or through translation errors, does this mean that there are more verses in the Bible that could be incorrect or misleading.

When your lift arrives at your house, make sure that you test it out right away. As long as it works the way you want it to without water, it will work fine with the water, too, and if it works when you're wearing all of your clothes, it will also work when you take them off.

If you decide that you need to return the lift, give the dealer a call to request a return number. Put the lift back into the packaging it came in, and send it back to the company's address. If you're working with a quality business, the dealer will look over the item you've returned and issue you a quick refund. Stair Treads - Stair Building

If you've built as many stairways as I have, this is a very simple question to answer. Should I use 2 x 12 or 3 x 12 for my stair treads? Without a doubt I would use the 3 x 12 for a couple of reasons.

The thickness of the three by material gives it some additional strength and that strength could prevent someone from falling through the stairway and getting injured. Visually looking at the 3 x 12 it gives you the illusion that the stairway is safe. Once you start walking up the stairway and the stairs seem solid and well constructed, it takes the illusion and makes it a reality.

If you're walking up a poorly constructed stairway every day, not only is it a safety problem but it takes a little bit of effort as you walk up the stairway, holding on to the hand rail with a death grip, this can easily wear someone out physically and mentally, over time. Stairways should be constructed and maintained with safety as the main priority.

If you've ever walked up and older stairway that was built using 2 x 12 for the stair treads, you probably know what I'm talking about. Walking up and down the stairway, while the stair treads are moving, does not give you a strong sense that the stairway is safe. And of course sometimes the stairway isn't.

For example if you have a 3 inch knot in a 2 x 12 stair tread, over time as the wood expands and contracts, the knot can loosen up and fall out of the stair tread, often creating a weak spot in the step. With a thicker stair tread, it will take a little more expanding and contracting to create a weak spot in the stair step.

If you're building a stairway wider than 36 inches, with no center stair stringers to support the stairway, I would suggest using a 3 x 12 or 4 x 12 for your stair treads. 2 x 12 should not be used for stair treads on any staircase wider than 36 inches.

If you choose to use 2 x 12 for your stair treads, select premium grade lumber for safety. Try to avoid using center cut building materials and 2 x 12 with knots larger than an inch and a half. Large knots are one of the biggest problems in construction safety.
